This is the trick 👌 Who owns 350 homes? Only the Big Guys (Blackstone, Invitation Homes, Progress Residential). These are the firms who already bought up the neighborhood.
Who is trying to buy 350 homes today? Small competitors (Private equity firms trying to expand, regional investors).
So by setting the cap at 350, the government has effectively banned any new competitors from entering the market to challenge the giants.The “350 Club” has been sealed. Blackstone can keep the 50,000 homes they already own. They are safe. But if a new try-hard private equity firm wants to grow to 351 units to compete with them they can’t.
This is not a restriction; it is a License to Exist as a Monopoly. It freezes the current power structure in place. It prevents new Wall Street giants from destroying the old Wall Street giants. The incumbents wrote this rule to kill their future rivals.🚨🚨🚨🚨

Here is the problem. The corporations that already own 10,000, 20,000, or 50,000 homes get to keep them. The law does not force them to sell. It only stops future buying.
That means Blackstone, Invitation Homes, and Progress Residential are locked in as the permanent owners of the rental market. No new competitor can ever grow large enough to challenge them because the law caps growth at 350.

Manufactured housing is mobile homes and factory-built homes. These are the cheapest form of housing in America. The bill is not expanding luxury home construction. It is expanding the cheapest possible housing stock.
That tells you the real plan. The government is not trying to build middle-class neighborhoods. They are building cheap, mass-produced housing for a population that can no longer afford traditional homes. The standard of living is being lowered, and the bill calls it “affordability.”And the bill permanently authorizes a major disaster recovery program.
This sounds like help for hurricane victims. But permanent authorization means the government expects disasters to keep happening at a frequency that requires a permanent federal program. They are not planning to prevent disasters. They are planning to manage them permanently.

I want people to listen to what I am about to say carefully. I believe it is important.
Many voters do not think in terms of majorities. They think in terms of “people.” If you tie the party to a very bad person to protect the majority, it can make the entire party look unprincipled to voters.
“They care more about the Democratic party winning than basic morality.”
That’s not how YOU think of it. YOU are thinking of the judiciary. YOU are thinking of your calculation of the greater good. But the perception many voters have is different.
Voters react well to politicians who appear to *separate* themselves from greater political forces. They do not react well to “politics as usual,” which includes what they see as the protection of a bad person just for the sake of winning.
This perception, in turn, can have its own harmful effect on obtaining the majority. There are downstream effects on other candidates and perceptions of the party as a whole.

In 1996, a Florida judge gave primary custody of a child to her father, a convicted murderer who’d just served eight years for killing his first wife, over her mother, because the mother was a lesbian. The state has used sexual orientation as a weapon against gay and lesbian parents before. This isn’t a new fear. It’s an old one wearing a new delivery mechanism.
New York recently banned anonymous CPS reports for exactly this reason. Michigan hasn’t.

Within two weeks it had over nine hundred signatures. People wrote notes in the margins. He remembers my kids names. He carried my groceries when I broke my arm. He is the reason I shop here. A man in his eighties wrote that my brother was the only person who talked to him some weeks. The petition landed on the regional director’s desk.
The manager was reassigned. My brother got his hours back plus a raise and a vest that says customer experience specialist. He wears it like a uniform of honor. The woman who started the petition still shops there every Tuesday. My brother saves her a cart with the good wheels. She told me once that kindness is just paying attention out loud. I think about that constantly. He was never too slow. The world was just moving too fast to see him.

My weekend column is a long look at how the Nordic countries achieved economic success (Norway has higher per capita income than the US and also enjoys higher productivity), relative equality and some of the highest levels of happiness in the world. But I’m struck by how knee-jerk the reactions are: The American left is inclined to emulate Scandinavia and the right is inclined to savage it.
Partly, I think, that’s because both tend to confuse the Nordic model with socialism, when it’s basically about free markets coupled with wage compression and very heavy investments in human capital and in empowering women in the labor force: Excellent child care, family leave benefits, flexible work, education, etc.
But the model is under real strains from immigration and fiscal pressures, and it’s rooted as much in norms as in laws. I don’t think the US can adopt it wholesale, but I do think there are things we can learn from it — especially the investments in young people. And when you see a model that generates such economic success and individual happiness, it’s crazy to dismiss or fear it. Here’s a gift link to my column: nytimes.com/2026/07/04/opi…
